Project Engineer / Entitlement Engineer
Charlie Potter is an Arizona native and LandBaron’s face in Arizona. As project manager for LandBaron Investments, Charlie is a licensed engineer whose roots in Arizona are ideal for investors seeking opportunity and reward there. Charlie graduated from Northern Arizona University in 1996 with a Bachelor of Science in Civil Engineering. After graduation, he went to work for Pulice Construction as a field engineer on the construction of State Route 51 in Phoenix. His next opportunity came with a consulting firm, Kimley-Horn and Associates, Inc., where he worked for 8 years as both an analyst and project manager on both large master-planned residential communities and small commercial sites in Phoenix, Arizona; San Diego, California; Las Vegas, Nevada; and Kona, Hawaii. Prior to joining LandBaron, Charlie worked for 2 years at Capital Pacific Homes of Arizona, where his duties included project entitlement and project development of several subdivisions in the Phoenix metropolitan area. Charlie’s responsibilities at LandBaron include project management, project entitlement, due diligence, scheduling, and budgeting.
Project Engineer / Entitlement Engineer
It is the responsibility of the Project Engineer/Entitlement Engineer to assist the company principals with the due diligence and technical data of the acquisition and disposition of all company assets. The Project Engineer is also responsible for evaluating and mitigating risks associated with the company assets, the processing and management of all vendor contracts, municipal approvals, and proposed permits for the company’s assets. This position requires coordination with other property owners, land use attorneys, land planners, architects, engineers, municipal employees, title officers, surveyors, land brokers, contractors, construction mangers, and asset investors.
Essential duties and responsibilities:
Review existing technical data and reports for accuracy and completeness, including surveys, title reports, zoning ordinances, site plans, final plats, drainage reports, construction documents, building plans, and other pertinent information to the asset;
Assist VP of Asset Management with preparing asset budget for cost, carry and improvement plan and pro forma;
Conduct site visits and walk Arizona properties for visual confirmation of existing conditions;
Solicit necessary vendor contracts and schedules and prepare summary for internal review and approval with company principals;
Perform kick-off meetings with vendors to shape project vision and goals and follow-up with vendors on a weekly or bi-weekly basis from commencement of the contract to track the status of the work product and the project schedule;
Assist VP of Asset Management with preparing quarterly asset updates to all investors;
Coordinate on all asset due diligence information and project approvals at time of sale;
Work with Company Principals on day-to-day operation and maintenance of company assets; All other duties as assigned. |
